The now vacant site of the Boston Herald is proposed for a new development that will house 470 apartments and 85,000 square feet of retail space, including a much needed supermarket. The area, surrounding Harrison Avenue and East Berkley Sts is a hot spot for new developments because of its proximity to Washington Street, Downtown Boston, and Tufts Medical area.
The proposed project sits on a 6.2 acre lot, and fwill house 3 rental buildings and retail on the first floors. The area will include over 548,900 sqft of usable space. Not much is know about the details of the buildings, except that the actual Boston Herald building will be incorporated in the new development. The Newton based National Development is behind the project.

Boston Luxury Condos and Luxury Buildings did very well in 2011. Compared with other parts of the nation, downtown Boston real estate has held its own. In fact, Boston real estate property sales and values edged up last year. In 2011, 2579 units sold at a median price of $474,250, compared to 2567 units in 2010 at $470,000.

Experts claim that this increase in sales and prices shows consumers’ confidence in Boston Luxury real estate. This confidence coupled with a very low inventory(only 495 luxury condos listed for sale now) suggests that prices have nowhere to go but up in 2012.
