The Christian Science Plaza’s plan for 2 new high-rise Luxury Buildings in the Back Bay is becoming a reality. Carpenter and Company has been selected as the developer for the project. The 2 Luxury highrises approved height will be 512 and 251 feet, respectively.
The proposed locations for these Back Bay luxury buildings is at the corner of Belvidere St and Dalton St, across the street from the Sheraton and Hilton hotels.
No word yet as to whether these projects will Back Bay luxury apartments or Back Bay luxury condos.

No. 6 Newbury, a new premier luxury condo building on the first block of Newbury Street, was just put on the market a few weeks ago. Although its projected occupancy is for 2013, the PH (unit 601) and the most expensive condo in the building is already under agreement. The asking price is $7,965,000 for a 5900 square feet of raw space.
Yes, the luxury condo asking price of almost $8M comes as a shell. A few million dollars will still be needed to convert this empty space into a posh super luxury Back Bay condo. This will make it one of the most expensive condos in the Back Bay.

Ames-Webster Mansion at 306 Dartmouth is finally under agreement after being on the market since 2010. First listed for $23 million with no takers, now it is on the market for $18 million. The owner, developer Ted Raymond, would not disclose how much the property sold for, nor who the buyer is.
The Ames-Webster mansion is a historically protected luxurious single family mansion. It boasts 26000 square feet of unique 19 century architecture and period details. It has 50 rooms, 18 by 63 foot great hall, a solarium, 28 fireplaces, palatial entertaining rooms, and multiple parking spaces.

Finally, Tom Brady and his super model wife Giselle Bundchen managed to sell their Luxury condo/Penthouse at 310 Beacon Street in the Back Bay for $9.2 million.
The super Luxury Penthouse was on the market for quite some time. It was originally priced for sale at $10.9 million on October of 2009. 144 days later, it was taken off the market, as no buyers came forward. One year later, Brady put this gorgeous luxury condo back on the market for $10.5 million. It sat on the market for 254 days until this past Thursday. The asking price was $10.5 million and the sales price was $9.2 million (or $1732.25 per square foot). That is $1.3 million below asking.
Tom Brady’s Back Bay Luxury Condo at 310 Beacon Street is 5311 square foot 3+ bedrooms, 4 bathrooms, and 4 garage parking spaces. It comes with a state of the art gym, a club room, 6 fireplaces, and a stunning private roof deck with views of the Charles River and the Boston Skyline. Condo Fees were estimated at $8200.00 per month.
This sale was a very quick one. The unit went under agreement on June 21, and closed on June 22 of 2012. According to MLS and public records, the new buyers were William Walser and Peter Mattoon.

Millennium Towers, a $625 million project by Millennium Partners, will include 500 units of Luxury Condos for sale and Luxury Apartments for rent. The exact numbers are not yet available. The new tower will also have commercial and office space.

Yes, $300,000 was the price tag for a single parking space at The Brimmer Street garage in Beacon Hill . And this does not seem to be a rare occurence. Five or six parking spaces have sold for around $300,000 at the same garage since 2011.
Some of Boston’s trendy neighborhoods require high price tags on parking spaces. The Back Bay is such an area where one parking space sold for a staggering $360,000. Actually, the Back Bay still holds the record for the most expensive parking space in the nation.
The South End is another area where parking spaces sell in the hundreds of thousands. One can expect to pay around $150,000 for a single space. The record in the South End for a garage parking space at the Atelier 505 Luxury building is $250,000.
